The complete removal of asbestos is only ever recommended where the building is scheduled for demolition or where the overall condition has deteriorated to such an extent that there is a real risk of fibres being released into the air supply or where there is a risk of the asbestos being disturbed either during normal occupancy or planned future refurbishment works.

Asbestos Identification

Identifying where the problem lies is the first step toward solving it. Asbestos removal will always be the worst-case scenario, and because we are not affiliated to any removal companies, we will only recommend removal if there is no other solution. One of these solutions is encapsulation, where we can effectively contain the asbestos using a coating specifically formulated to seal loose fibres and stabilise dirty and dusty surfaces.

Asbestos Regulations

The Control of Asbestos Regulations 2012 was brought into effect to modernise previous asbestos legislation here are a few key points on which regulations were updated,

  • Some non-licensed tasks require the relevant enforcing authority to be notified prior to works commencing.
  • Documentation should be maintained of all non-licensed asbestos works, for example a hard copy of the authority notification, a list of names of operatives on site during the works and the estimated levels of asbestos exposure the workers were subjected to.
  • Estimated exposure does not require full air monitoring systems in place if a reasonable assumption of exposure can be made via past experience or previous similar works.

From April 2015, operatives carrying out non-licensed asbestos works must be subject to regular health checks by a Doctor, operatives who currently undertake health inspections for for licensed work do not have to undertake a separatemedical examination for non-licensed work, however medicals for notifiable non-licensed work are not deemed to be acceptable for those doing licensed work.
